As far as I know, there is No state where a licensed broker can’t pay a referral fee to a Florida broker. since you are an agent, assuming you are a member if your mls....you have access to the Fl Legal Hotline for agents.....your broker can guide you. gents/brokerages in other states should also know this off the top of their head.

In a subject to transaction the buyer may be in a precarious position if the note is called and he doesn’t have access to capital to pay off the note, or doesn’t have a capacity to obtain new financing.

I also understand that I'm converting long term debt to short term and at a higher rate, but although the point of RYM is pay off your mortgage balance faster, I am mainly using it for the flexibility of accessing my equity so my ROE is not zero.

Zillow is usually the quickest way to get this information if you do not have local MLS access... just click on the pricing/tax history and it will give you the assessed value and tax bill.

I'm a licensed realtor so I have access to the local LMS, I check out public LMS sites, Facebook, Craigslist, and the few deals I find are gone far too quickly...I work a full time job and do real estate on the side.
