In commercial leases, there is commonly language mandating the tenant execute an estoppel upon request.  

If you close and are able to execute your business plan then this will all work out. 

Title is transferred when consideration is received and a warranty deed executed and handed over to buyer.

All tenant paid utilities must be transferred into Prospective Tenant’s name except for furnished units, and a lease must be executed and signed by all parties.How have others handled this?
