When an owner contemplates the terms he/she isn't looking much further than the first 3 payments, so offering more for a total price might not be as big of an enticement as you think.  

You can do every one of the things you're contemplating and keep your employment.

When someone is contemplating a 1031 you have to know why you are selling and make sure you have something to exchange into that at is at least equal or better or that fits your changed goals.
