The easy money seems to be gone from real estate.  2009-2012 there was a lot of upside with little downside.  2009-2012 there was a classic "margin of safety" and you were buying assets for their "intrinsic value" as Warren Buffet likes to say.

If it's Ross Dress for Less, step it up a Notch...Clean, pressed and tailor fitted by a tailor, not a seamstress goes a long way.Below is what I call typical (tasteful) men's clothing, without being an "Outift".If you think you need a blazer for some reason, those classic blue ones can go a long way.And in Texas, cowboy boots seem to work well for some guys.
