This particular home was built in 1908, and the house description uses many buzzwords about "newer" this or "improved" that while also using "charm" (read - old).

Use your charm dude.2) Risky, and people in here will say no, but you could offer to put it under contract with a 1 year close date.  

My wife and I love real estate and want to start investing but feel it would be unwise in our current financial situation.

I call it like the Paul Simon song 50 ways to leave your lover.. the disclosures in these docs are 50 ways you can lose your money.they ABSOLUTLY will not protect the sponsor from lawsuits.. maybe from judgement.. but if and when a deal craters.. plaintiffs attorneys will sue .. there are firms that specialize in it.. they will find something wrong.  

I really love Real Estate and want to learn as much as I can and eventually get into investing as well. 

This boat is really charming and since I am in the bus tour business as well as being a property manager it seems like a great opportunity for me to do tours on land and sea.

Love the charm from that era, pretty arches, cute built in nooks, but look out for the small closets, structural issues behind the walls and subfloors, roof issues. 

You'll love the style of this house with its front wrap around porch, stained support pillars, black metal awning and so much charm you'll bust!

However, when we are done, we will have an updated building which is 50-70% more energy efficient than before, has modern electrical and communications wiring, meets current fire and sound codes, and still retains the charm of its era (10' ceilings, august crown mouldings, etc) .. it will also command 30% better rent and have much lower operating costs then when we acquired it.
