Pick the ones they feel best about that pass CAPs and cash on cash then make a few offers.OR wait for this global trade war to shake out our economy, stay in cash investments and wait for a better opportunity down the road while pounding the pavement in alternative areas that they might now know yet.

(Between franchise and leadgen fees, I netted a pitiful 28.5% on those leads)It's really hard to pound out your own phone calls when you answer a never ending stream of telemarketing calls and those who just want to leave a message for the broker.Walk-ins and call ins as new leads (the supposed big payoff for desk time) were virtually non-existant. 20 years ago, sure.

@John Horner you guys have over reliance on attornies in your closing process.WE would be doing this work without an attorney.. actually our title company would handle it for us.. and if they got no where then we go to the state and pound on the door.. the state wants money you have the money.. they should or will take the money.you step in and do the leg work...

I've seen some of it, it's dated, still hyped but there are ethical issues to approaches and it all needs to be taken with a pound of salt, not a grain.I'm all for getting face to face with other investors and operators, networking is key to your success.
