Don't be greedy, but be choosy and find something that works for your needs and solves the seller's problem as well.  

Don't get greedy chasing 3% and lose out on opportunities.  

TLDR:We simply attempt to be fearful when others are greedy and to be greedy only when others are fearful.

I think you’re probably being too greedy in the current market in most places.

@Russell Brazil Maybe not a fair comparison though because as an agent you’re probably a highly active real estate investor with your finger on the pulse of your local market which you work in daily, whereas someone investing in an S&P index fund is not a professional trader who aims to find ways to beat the market every day.

Problem is not just finding them, but ensuring they dont get lazy and greedy on you!

I also refuse to put money down on an investment. call me greedy but ive purchased over 200 investments and every one of them that had my money invested or a private financial partner somehow lost money.
