And of course that transactional lender "commitment" is predicated upon there being another buyer with Their cash in escrow....not exactly a cash purchase by you.

I guess my 2 main Qs are (and I'm pretty sure neither of these were addressed previously in this thread):1) Are you able to get commitments from a lender on the post-rehab refi, even before you've bought the property?

MLSs typically have agreements that if you list a property in an MLS, you are committing to pay a commission to a cooperating member.
