Tenants will put up with not having one, but they will love having one - even if they tell their friends they never use it to save water and the planet :-)

First, there is no lease on the planet that will guarantee a tenant will abide by everything that's in it. 

There are mold testing companies in your area that can test if they are acceptable levels or dangerous/toxic levels.

I feel comfortable saying I have probably researched how to prevent rodent damage to cars more than anyone else on the planet and I know I can help your tenants.The first plan of action for them is to leave their hood up at night.

Then Covid 19 hit the entire planet.

Just keep repeating that you love them, want them in your life, but the former situation was too toxic for you.

The majority of posts here, and on other sites are about choosing and vetting prospective tenants-how does it help to throw a toxic tenant back into the pool to screw the next landlord who depends on an accurate credit check to approve the next occupant.
