If you currently have a variable, it's a super low penalty to swap your mortgage over the one of the many lenders offering P - 1%.I've moved a few of mine over, doesn't work for every rental property depending on the lender you have to bring it to, also you need to qualify.

They wanted 30-35% down, a 10/25 schedule, floating rates (with the option to do a rate swap and get a fixed rate), and conservative DSCR underwritten on stabilized P&Ls.

It’s no a 1-1 swap.

You may be able to have an engineer write you a flow plan where you can swap out some fixtures and the zoning approves you for an additional bedroom.

When we’re ready , we’ll swap over to the smaller and do the same while renting out the larger side. 

One tip I didn't see was during the rehab phase swapping out the sub-floor for pressure-treated plywood in the wet areas (bath, Laundry, etc.).
