But it only happened because people who are more experienced and better than me knew that I'm looking and want to help. if you want to be in the game stop spinning your wheels in the mud and get out and push. 

You will need that time to complete the detailed work above, raise your capital, and spin up a bank loan if you are using one. 

Often my wife sits in the chair and spins when she watches TV.That's @Brandon Turner's book there on the table :-).

Then maybe grow from there..A much stronger start, in my view, than spinning your wheels chasing leads for someone else...

There are a lot of spinning plates in this type of industry and I do not think anyone is able to keep 100% of the things from slipping through the cracks once and awhile.Sometimes it can be a clear drop of the ball by the property manager/turnkey provider which does not appear to have happened in this particular case.

@Engelo Rumora - let's see what spin I can put on the questions, like my investing strategy...I really just connect with buyers and sellers through networking and see what I can do to bring them value.

Anything you are reading that says the checkbook model is "riskier" is spin trying to sell a particular business model.Where the checkbook control becomes a benefit is when the investment goals demand that type of responsiveness and flexibility.
