It just means a higher quality A tenant that is making less income will most likely be occupying your B class rental.Diversification is the key to any successful investment portfolio that I’ve ever seen.Even the most "sophisticated" financial professionals gravitate toward an allocation of 10%-30% in real estate investment properties.I don't have a crystal ball, predicting future real estate prices regardless of what coast you live in seems to be more of a roll of the dice.

I have a 16 and a 17  so all good.I drove down from PDX to Las Vegas 1200 miles last month ( for our snow birding)  and hit the free chargers the whole way.My cars all are the cheapest you can buy LOL but I have auto pilot which I just love especially in bumper to bumper.. or on the open road speed limit in Idaho and Utah is 80mph  just set it up turn it on and monitor it.. just like flying the airplane on autopilot.. well not quite its not as sophisticated as a 3 axis fully coupled auto pilot.. but it does take stress off of you.we made 600 miles a day and that took 4 stops from 30 to 45 minutes each to supercharge.

I can subtract about $300 of that due to the change in management [less in payroll (now zero), more in management (from 3% to 10%)].

@Aaron Cooper PM fees usually run in 3-5% depending on the area, but you will also need someone under payroll.

I would consider what your income goals are, what type of asset you want to re-invest in and depending on the amount of profit you have, whether you want to actively invest in the future or passively invest (with other sophisticated investors).

If that's enough to earn you the title of a "sophisticated investor" (and it probably is, but since that term isn't specifically defined I suppose it could be argued either way) you can qualify to invest in many syndications.Syndications are most often created under one of two exemptions to the registration requirements as a public securities offering.

The other was a Cash Flow Manager, which is for companies to manage their payroll and expenses (so they can pay their bills while waiting to get their accounts receivable cashed).
