Im currently looking into buying land in cash around the harford county area if I can get lucky enough to use the VA one time construction loan. 

The house is nearly 100% new inside, and overall in very good shape. 

The landowner informed us that there is a no legal easement to our property, and we could possibly be land locked.

This also applies to land sellers that have buyers who plan on building or placing a home on the property.

That's a decent area over there in Euclid / South Euclid, definitely not a D neighborhood, so as long as the property is in decent shape, you really should have no problem renting it out. 

I believe they´ve chosen an excellent land for this project. 

I built a bunch of houses there an loved it.. prices have SKY rocketed there though holy cow. cant believe the appreciation there.. very under the radar but limited land and houses great place lots of money people and there ya go values through the roof.

I've been a Loan Officer for 10yrs and was pitched by several buddies to look into wholesale land flipping.

In a high priced market like ours, off market distress, vacants and tired out of state land lords is the way to go!
