The days you are not busy doing real estate stuff you should plan on being at a kids ball game, a pancake breakfast at the local Lions club, a school play that you donated $50 for, getting your car washed at a local fundraiser by the soccer team, volunteering at a local chicken BBQ, taking your dog to agility classes and meeting people etc etc.

I've been studying the stuff for a year-and-a-half and haven't done anything because I had experience time  and again of how just me with one mind makes mistakes.

I had to return to California earlier than planned due to work stuff.

So look for stuff like that. 

However, I also did some stupid stuff like convince myself I needed a new (albeit used) car.

I would side strongly with your friends (I believe the technicality on OO isn't being there full time, it's like more than X amount of days for 1 year or something.) so I would say maybe not "move in" but make sure you have some stuff to stay there when you have vacancies.
