No need to wait for the lease to end if she isn't fulfilling her obligations under the lease.

Go on craigslist, look up rentals, and reach out to the property management companies letting them know what your strengths are, what you could do for them, or call the owner and let them know your background and see if they have any need that you could fulfill or if they have 10 minutes to give you some advice, straight up. 

The application will be sent to you and once an application is approved the contract is ‘fulfilled.’

@Cole Britting Sounds like you got your head on straight and are really setting yourself up for a successful and fulfilling life!

Because if you cannot raise rent, you cannot evict, you cannot make people  fulfill the contract  (or at least governament doesent help you to do so) in the end return rates go down.My country went from 5-6% ROI to 1.5% ROI currently.
