@Scott Brandt if your looking to lend money.. just do it locally.. no reason to go so far away.Also when and if you get into the nuts and bolts you will see the deals are what are called fractionalized in other words multiple beneficiary's on each note.Now your a take charge guy ... what is going to be your position if a note goes bad and you have 10 partners on the note all over the US.. and you don't even know who they are have their contact info ext.. is the risk worth it.. these deals when they go bad are very tough to unwind.

If you focus on cash flow, you'll get paid right away, but it's less likely that your cashflow or equity will grow in any meaningful way, and it's really hard to scale when all you are doing is making your DTI lower by fractions of a point with every purchase.
