What incentives could a buyer bring to the table in order to facilitate a seller closing a subject to their existing mortgage property sale?

Or I'd use a property manager and pay them a small fee for showings/facilitating things.But in my situation here, I just need an investor, who otherwise doesn't really care about the house in particular, to purchase it as a buy and hold rental property to add to their portfolio. 

Depending on your locale, you could also just try contacting the PD to see how/if they can facilitate communication to get instructions from the tenant.

I know that there are some management companies that are willing to do the screening, place tenants, and facilitate lease agreements while leaving the day-to-day operations and management of the property for the owner, which is an option I am considering.
