Without boring you with a ton of details, I began a renovation on a mostly occupied building, with a fairly educated budget, an arsenal of tools that would make Bob Vila jealous, a 360lb back squat max, and a belly full of piss and vinegar.  4 months later I am crabby, exhausted, carrying some credit card debt, consuming espresso like water, and just want to lay in a hammock for 3 days and drink myself to sleep until its time to lift weights again, and think about a better way to live.

I'm sure you already knew this and have probably exhausted those sources.There are conventional lenders that we use a brokers who have rehab programs but these can be tough to get done.

I didn't even stay to hear Trump because I was so exhausted from all the other seminars and didn't feel I'd get much out of his speech.

A real estate agent will only put their listing (and pay for it) after he has exhausted his own mailing list. 

@Kevin Phu the home I purchased is well kept nothing to do except eventually change the linoleum flooring and laminate countertops, half the garage was converted to an office (permit was used), and they have an over the range microwave, were I just have an exhaust fan.

Gas is still pretty easy, you just have to match the vent height to the exhaust height. 

If someone is wanting near retail price for their place, then I will send them to a realtor, and homefully the realtor will send their seller my way when they exhaust their options instead of just letting the bank have it.

I can continue to purchase a few additional properties and a personal residence, but by the end of the year I assume my investment seed money will be exhausted.
