The floor refinisher said that he would not be able to salvage the floor by stripping/refinishing because it was fir, and it had a lot of small gouges in it and some water damage on one edge.

He was asking 159,000 and would perhaps entertain owner financing.I want to stay in those areas as I will manage the properties myself and driving over 20 minutes to cut the grass or plow snow is not realistic for me.

Because just because someone shows you a bank statement with proper funds, and they may fully intend to purchase real estate, but that doesn't mean they won't use you to run all over town inspecting houses with or without them, running comps, doing a whole BPO and then either going directly to the listing agent, bank or owner cutting you out of the deal.

I don't deal with cosmetics or other nonsense requests unless they were already in the works - for example, I cut down a tree near one of our units earlier this year, which pleased the tenant, but it was already slated to be cut down.
