Earnest money by definition does not automatically become a portion of your cost basis until it is allocated to pay for the asset in some manner.

I'd look at when the 0% rates expire and set up automatic payments to have them paid off a month before they are due to go up.

You're basically asking an agent (who might be very busy) to do a lot of work for you and possible never see a cent if none of the deals work out.Sending you listings from a neighborhood is not that big of a deal as that can be set up to be emailed to you automatically.

i have purchased five tax property and every one of them i had to quiet the title to get a title poicy on them ,there all sorts of stuff that can effect the title ,mortgage company,s,l/c holders even the person that lost the property still has to be takin off the title,if the state takes the property for back taxes doesnt automaticly clear the title.
