Either their costs upfront outweigh the long term desirability of the designs (see geodesic dome houses or underground houses) or their costs are high due to the attractiveness of the designs (see post and beam or timberframe homes).

So to recap, in my pretty house model, doing a wall to wall rehab, all floors, kitchen baths, walls will allow me to set a record on the rents, and when it comes time to advertise I attract the tenant with the higher credit/income and  I would like to add that in March I closed on a SFR in Embassy Hills Port Richey for $51,000 A 2/1/1, 1100 SF.

I have had other investors ask me about this, so it's good that you brought it up.If we want to talk about jobs in Indiana (specifically Indianapolis), you might also want to reference this article from the Indy Star two days ago about why Indiana is a great tech hub: http://www.indystar.com/story/money/2016/09/09/what-makes-indiana-tech-hub/89962386/It doesn't offer a lot of numbers about specific job growth but it does highlight why businesses find the area so attractive

Wolf Laurel is just a half hour north of Asheville so it's very well located to have a deep in the mountains feel but be close to the city attractions of Asheville.
