Hey @Christian Hanus, LLC are passthrough entities for tax purposes (unless you elect to do c corp which is not applicable here) So you hiring yourself to do your own renovations really doesn't do anything material.

Additionally, installing a makeup air system along with a ducted vent hood seems impractical and costly.I've considered alternative options such as a recirculating vent hood, but I'm concerned about its effectiveness in removing grease and smoke. 

I know, materials are double but the materials that double are flooring, paint, drywall, etc.

Alternatively, submit the offer with the SELLER removing the tenants, not you.
