I would prioritize finding an accountant who specializes in real estate taxation over one that is local.There are 20+ accountants on this message board who specialize in real estate taxation.

Some people prioritize the cash flow. 

While the perfect deal does not exist (in my opinion), you have to be able to prioritize from some of the items I mentioned above.

I am only beginning my real estate investment journey so this post was incredibly energizing and uplifting to read.I appreciate BP members, like yourself, who share their many successes, inspire the community to charge forward with their vision, remind us to always prioritize REI education and continue taking action!

I'm still in beta and am redoing this exercise now as a retiree.A couple of techniques I used back then: Tony Robbins sold the cassette tapes Unlimited Power that helped me identify and prioritize my short, medium, and long term goals.

This info can help you prioritize leads when you have a lot of them or at a minimum give you good information on each seller and how motivated they may be.I also agree with Sean that calling is the best way to contact the owner is calling them.
