Bank (all major banks) knows our in and outs regarding back to back and flips; therefore, their guidelines are set up to detect and kill any deal with any mark-up (as they see it: inflated value), especially for VA loans.

Most of the people I found got my plans I never heard back from them, or I found only General Contractors that were giving me over inflated prices.Finally found the right guy for the structure , reliable , communicative ,with a good price and seems I can trust him (so far).

I think the area in question is a heated 4 season room.If the property is only 1100 sq ft, the price per sq ft is inflated incredibly for what we are offering.

I do all of these, assigning contracts is very easy, you just need a buyer to come in and agree to buy it for the inflated price… If you are buying the property or wholesaling or assigning, you won't be paying any commissions at all… any commissions will be paid for by seller..
