I would have given the deal to the listing broker, but Vt is not a dual agency state and at the time, I was a Californian so I needed a broker to look at the property, handle paperwork and give me guidance as I was unfamiliar with Vt real estate practices.I've bought several properties that took 5-9 months to make deals with stubborn sellers Government agencies or banks in order to get them to accept my offers.

Some states allow dual agency.....but in the ones that do not, Ive never heard of a listing agent switching sides.

In order to bring my unit up to almost the same shape, it will cost about $25k (update kitchen & appliances; flooring, update bathrooms, dual pane windows, scrape ceilings, paint, etc.)Is it worth $25k investment to upgrade the condominium and then sell (based on the value of the unit in escrow); or should I do the basics (new paint, rugs) and then sell (based on the appraised value)?

This is called a dual promote, and there is also a dual layer of fees because the operator has their fees, and after that, the fund has theirs.

1) If it's off-market, just ask the owner to get in2) If it's on-market, ask the listing agent if they'll let you in...and tell them if you submit an offer and it's accepted, the agent can submit a dual-agency form and they can move it to an "OFFICIAL' realtor form...because then they know the contract isn't full of bogus.
