Occupancy can be off the charts in places like this because there is so much activity or reasons for people to visit during what would be slow days of the week and off season months. 

Are people clicking on your listing and not booking?  

That’s personally not my strategy because that is more speculative than I like, but I know there are people out there that can make a strong case for this.

Once you get out and find your local REIA or meetup, you will build confidence on top of the information downloads because people just like you will already be doing what you want to do.

I have seen some people as of late asking about what forms they use for their leases. 

My wife and I moved 4 yrs ago and fell in love with the area, its people and specially the food.

You could get a huge equity bump in year 2 or 3 if things go as expected.Here is the thing that most people are missing out there. 

One challenge about short term rentals is that they are not always booked and initially getting those bookings to a minute, people were more hesitant since we didn't have the super host and premier rating.

If she pays, then your really out of luck and you have to sue her in court for breaking the lease and damages.In general, I don't take people to court once I have the property back as the attorney fees and the fact you RARELY collect on any judgements (15% of the time or less) eats any profit and wastes your time.
