Only that they have the authorization to hire, supervise and discharge services and independent contractors for repairs/maintenance necessary.I'm relatively new to rental ownership (3 years) so I suppose this goes with the learning curve.

It remains the investor's responsibility to "supervise" the PM.It's a lot easier to become a 'local' expert regarding good/bad neighborhoods, rental rates, property prices, etc. in your own back yard - then it is to gain the same expertise in a strange place.Again I disagree.
