The lease already stated that $900 would be deducted for deep cleaning carpet (this is what last cleaning cost when previous tenants moved out & we needed to get out pet smell & stains) but these carpets are trashed & need to be replaced.

If you have a hole in the wall or a stain, hold your hand, foot, ruler, pop can, or something next to it for size reference.It sounds like a lot, but I've been doing this for 13 years and can document a house in less than an hour.

Follow the signs of water...usually a white residue/deposit, black stained or soft wood, or actual moisture.If you are in a multi-story building, with yet another bathroom or apartment above your neighbors, the leak could be coming from ANY upper floor.

If I were you I would stain the rocks different stainsfor the stairs, I would add brickwork to make it pop, same with the pillar near the garage I would concrete or a brick paver walkway leading up to the stairs I would also remove the flood light above the garage because for me personally, it makes me worry about how safe the neighborhood is (this is just my personal opinion, and I could be wrong)

My inspector found some moisture staining on one of the walls that the seller said happen a few years back due to a heavy rainfall in the basement apartment, but seller had his handyman make sure that the water drained away from property
