@Arthur Hebda I absolutely agree with that sentiment.  

But I know market sentiment can also change fast.

Echoing the other sentiments - what works for one type of investor doesn't always work for another.

But anyway I kind of see that sentiment with the real estate agents  and wholesalers banting this subject around.But at its base unfortunately many are taught you need no money to do this.. they have no money. yet they represent to the sellers they do.. and this is just to me a moral and ethical issue and fraud straight up full stop.

I'm hoping it's the same sentiment across the board.

I agree with your sentiment though, my first property(s) should probably be within close proximity and then move to other markets as I get comfortable.

It seems the current state is more so about the money then the sentimental value unfortunately.

I share the same sentiment as many of you, specifically @Henry Chi.
