But anyway I kind of see that sentiment with the real estate agents  and wholesalers banting this subject around.But at its base unfortunately many are taught you need no money to do this.. they have no money. yet they represent to the sellers they do.. and this is just to me a moral and ethical issue and fraud straight up full stop.

I agree with your sentiment though, my first property(s) should probably be within close proximity and then move to other markets as I get comfortable.
