We have seen this movie several times in recent months.

During the past 6 years, my career in the film/movie industry has treated us well and we’ve purchased 2 vacation rentals that both needed major rehabs and turned out to be great investments.

Read the book/watch the movie "The Big Short" and you'll see that only 1% of 1% of 1% of 1% had both the ability both to PREDICT and TAKE ADVANTAGE of the 2009 Recession.Frankly, I find all this talk of 2020 Recession to be very counter productive.  

Here's why.BTW, that sounds awfully like a certain favorite movie of mine. 

Having the primary intent of resale does not constitute holding for productive use so no on the 1031.However, suppose you are meaning to hold that new house for rent or long term appreciation or as a movie set or a house of ill repute - anything but to immediately resell.

LOL  Ping pong... a couple of the guys in my office have a bit of a rivalry going on:when I had my real estate brokerages the agents were more interested in sneaking porn.. my system was forever infected LOL 

It's just a great way to experience movies, sports, video games, etc.
