This seems to fly in the face of most opinions on this site.So obviously turnover could be higher, and that turnover could come at inopportune times (December), but is that really enough for me to reconsider my philosophy?

Bottom line is if she pays a lot more in rent, submits her due security deposit, signs a separate additional lease for her storage in the cellar, offers to pay for part of our sewer cost, and submits to our tenant 'retraining' philosophy so she gets with the program, she may (stress "may") work out...Will update the group in a few short weeks...

So when I found out my current BIC was involved heavily with the local Realtor Association, his church and several local charitible organizations AND I had already heard good things about him from other agents- I jumped without hesitation.Also discuss the BIC'c business philosophy- some BIC say never cut the commission to make the deal happen- my current broker said " we are the deal makers" and it has been true-a smaller check is better than no check at all, plus your client will know you did it and the referrals will roll in.You need to be sure of where you go, YOU DO NOT want to change unless absolutely necessary.

@Darius Ogloza I agree that on a $100k loan the difference isn’t much, but once you apply this philosophy to larger loans the difference can be significant.
