I'm curious to hear other people's experience getting utilities activated for inspections or appraisals on HUD homes while under contract.

I was still confused when I went online to check my history, but in the end, it did go through and Titan's staff was helpful so I'm not blaming Titan for any wrongdoing.So, overall, I like the bank and all of the people I've interacted with so far (except for the one guy who gives the same blanket response of "speak to your attorney or accountant" no matter what I ask...

If they don't know where they are going, no matter what else you talk about, you aren't buying that house unless you can solve the problem of where they are going.The most colossal mistake in all off-market acquisition is that people use the same dumb scripts for all sellers and they almost always talk about a cash offer.

See, when your not ooozing BS like 99% of such calls are, it gives people hessitation. 

That is the best way to enhance your learning and connect with real people doing what you are doing.

I will say I've done far more loans for people, the majority of them out of state investors, in Cleveland.

The solution is for people to find places where their wages permit them to buy or rent a decent place to live.

We are ok with making calculated risks with our money, but when you introduce other peoples' money to the equation as a variable it can get sticky.
