I have been very interested in house hacking for some time but it is hard to make the numbers work.

I’ve been thinking about partnering with a successful wholesaler and seeing if they will expand their operation to include the zip codes I am interested in.Example:  I would like to partner and give money to a successful Detroit or Texas wholesaler and see if they are willing to add my Georgia target market to their operations.Before moving forward, I wanted to get some feedback and advice from those who are wholesalers or who have partnered with wholesalers.Has anyone ever heard or have experience in a partnership like this? 

If you like the home, area etc, you could refi and pull out the same amount of money.

If your looking- look for quality, make sure that the company has it's own local cleaners and handyman.

I personally believe you should start in your own backyard and find a way to make it work.

We plan to make money on the properties.

We talked about an aggressive paydown at a rate of $5k for the next 6 months to make the deal sweeter for the next person, but renting it would be preferable to that I believe since I can get a higher return on smaller development projects at a burn rate like that.

Because the numbers are so far from making any sort of sense all these listings have just been sitting.

I think my main pain point is underwriting the property as it is and then seeing what it could be and then making decisions on if it's worth and how those decisions are made.
