I realize I’m just looking for affirmation that this is the reality.

Some of the things I have seen about laws being passed NJ and NYC raise the hairs on the back of my neck...

Appraisers provide an estimate of market value, not a definite value, If they come up with $349,800, they can simply consider there is a contract for $200 more, that too is an indication of value and they won't be splitting hairs just to kill a deal, they can call it 350k. :)

Probably not, so splitting hairs will fall on deaf ears as to what a reasonable person would consider as information given in confidence.

However, with the amount of units we have I don't know how long I can do that and not pull my hair out.

All the other hair attached to the property stays on the property.

Talking to prior landlords helps, but I wouldn't rely heavily on it because if the tenant is a headache, wouldn't you want to make them look good to get out of your hair?
