It makes it easy to facilitate check ins with guests without having to be there at 1:00 in the morning.

If you don't, stay away from this, just because you can sell and trade up, tax-free, doesn't mean that it will benefit you- might just benefit the person facilitating the transaction or fees that they can charge, commissions, etc.

I've tried a few options including reaching out to the escrow office that facilitated the purchase transaction but they didn't have the seller's latest number...

If it's a short sale or if the foreclosure sale date is too close to allow one to close then other actions may need to be taken to facilitate the transaction. 

So perhaps I could have done a better job at facilitating that.
