I understanding is the TN has some crazy rules and regulations that complicate this process. 

Rent Auto Draft works great, it takes 7 days to hit my bank but I am ok with that (you can pay premium for faster processing if needed).I like the all-in-one solution from property marketing, to candidate background checks, to rent payment, to maintenance request and more !

This will get rid of any bad (more issues with check or cash customers) customers and will also expedite the collection process, versus "the check is in the Mail" adding a week to our process currently.-  Risk-   There is very little risk of going backwards by both raising rents and moving people to autopay.

Or in the early stages ask for more detailed financials for the last rolling 12 months, and come back with that data early in the process to weed out those who won't budge?

You shouldn't hire a VA until you have all your systems and processes in place and you have specific repsonsibilties and roles for the VA to have.

It has middle-of-the-road tenant/landlord laws—evictions do take around 3-4 months, but there's a clear process to follow.Beyond that, Detroit is an emerging market with a lot of potential.

We're submitting as a single family since it is single meter and understand the current zoning but are curious how this may complicate the process as we go to close.
