While there will always be a demand for an individual house I think the new units coming on the market soon are going to depress rents, and the building is ongoing.

It also seems like, for whatever reason, the area has been relatively economically depressed while being surrounded by incredibly affluent areas of Westchester County, so I'm wondering why/how that has happened, particularly when some of the houses particularly in the north are absolutely stunning--like, if they were moved 10 miles further into Westchester County would sell for 400%+ of their list price.

And I actually used to own that property I sold it to metro  AFTER I CLEAR CUT IT 18 years ago but you would look at it today and think its great.ANd by decimating the Timber industry in rural Oregon with the spotted owl Rural Oregon has been in a depression ever since.. 30% unemployment in the rural areas is common..
