Many who had invested in the stock market saw their wealth cut by 40% or more.

Thats 22k per door and a great cap rate no matter how you cut it.The neighborhood is a solid C and is even growing on paper.

The 10% that tend to take up most of the landlords energy and efforts are the 10% that test people's stomachs to see if they are cut out for this business. 

However my other tenant who is on "fixed income", I  initially raised the rent $50/month and she also had to cut all the grass all summer.

They smoked in it a few years then power was cut off so....theygrilled in the living room!

No where have I found any advise on whether or not getting a law license is worth it for a scrappy two bit entrepreneur who's trying to cut down on title costs and create his own contracts. 

If you have a vacant property and pay me a property in disrepair and it's not feeding you income, you’re getting eaten up with property taxes with insurance, water bills, grass cutting, snow plowing, repairs and city violations.

Some people are just Hillbillies and don't cut the grass, but for the most part if you see tall grass chances are good it’s a vacant or a rental property.

I'm not an attorney in MN, but some states have duty to mitigate laws (essentially you have to do everything possible to rent out the property to cut your losses.)  

However, I've since cut back to only one.
