Most of the time you end up stroking big checks and wait and lose control and have to go back and fix it anyway.No way I'd wait on somebody (who has no skin in this and doesn't really give a rip) to do this for me while taking forever and getting a month of rent for the privilege.

On the resale, of the flip ....if I decide to rehab and flip it myself , I have full control of how resells it.  

With this plan custodian is not required and you can have a checkbook control over your retirement funds.

Not me personally.  17k in draws, so not exactly chump change; but personally can't imagine fronting that kind of money without better control.  

Requirement to provide habitable housing only applies to conditions with the property that the landlord has control over.

These smaller targets include daily goals of 20 minutes of reading(love the BP books) or podcast listening, and analyzing 5 deals a day(thanks goodness the web tools work on mobile devices). 

From an economics standpoint, it is not the wisest way to solve a problem and I say this from personal experience, coming from a country that took that approach to the extreme - the more government restrictions you have the more problems starts coming out from other ends, you start having shortages, then you have to control pricing from significant increases, and so on and so forth and you end up with so many restrictions you might as well just not do anything at all.  

Was the property rent controlled?

Townhomes usually are defined by controlling the land underneath the property.  

It makes alot of sense and  I will work on staying in control and giving them what they want.
