Pricing seems to be centering around the 50-80 percentile.The units that used to aim high on pricing have dried up.

The team has to consist of a local realtor with experience in the areas, a lender with experience in commercial lending, and a contractor. 

Is it better to find one that's close to where I live (Fairfax, VA), or one that has knowledge of the local jurisdictions that my properties will need to adhere to?

Two local banks made offers 18 months ago - one was at 4% with 0 points, the other at 4.25% with one point.  

Establishing a relationship with a few of them locally or nationally [if you have a network] would be extremely beneficial.

@Aditi Chaudhuri When you say your property is a half mile from campus, are you a half mile south towards Center City and near Broad Street or are you half mile north, west or east of campus?

I know nothing about ME law specifically but I assume that can be done in accordance with local customs… Either by obtaining a court-certified copy of the original easement and re-recording it with all of the required signatures OR recording a confirmatory deed of easement which spells out the error and corrects it by including everyone who should have signed the original. 

We're working on figuring out the local regulations for ADUs here which are a bit more confusing as it's already a duplex and not just a single family.
