A major negative is that when you strip away the industrial era attributes like water transportation, hydro electric power, relative cool summers ( an industrial neccessity before air conditioning), a semi skilled work force, and the advantages of having a geographically concentrated industry, you are left with a city with a high level of poverty, a low level of education, a corrupt and ineffective government and very bad weather.

Rent to value is far to low to produce any real cash flow.When you consider the amount of equity, even at the equilivant value of saving 4% on a mortgage you are negative $500 per month cash flow.If you attribute a more realistic value of 10% as the opportunity value of the $270K, which is $2250 you are so deep into negative cash flow it is unimaginable.You should be selling now and get every dime you can for the property.

There are many factors attributing to your results in DM and have yet to find myself in a position to be comfortable with 6 months of DM not paying itself ten fold when other tactics far more cost effective have worked great for me.
