My attorney said I can spend the money to get it to code then try to sue the sellers to get my money back.I am not attracted to the suing option so I am trying to contact the sellers but they live out of the country. 

I have a unique system in place to attract motivated seller in order to do some fix and flip projects.

I understand that margins might be tighter, and income may not be as attractive as the STR market, but we also don't have the capital, time, or competitive edge to deal in the STR market in the 30A corridor right now.Don't get me wrong...

I started doing some home flipping from 2001 - 2009, then got into buy and hold.I am at a cross roads, so I recently sold some properties, in an effort to have a portfolio of quality over quantity.Not exactly sure what my next move will be, the big challenge for me has been learning about tenant issues, and dealing with some unexpected repairs, both my wife and I took a course and are IPOANS CAM Certified (Certified Property managers).We only manage our own properties, plus have a couple of hired property managers to help with some out of town units, however, I have been studying tenancy rules, laws, and have become addicted to answering property management questions.What attracted me to join this site, is all the different types of real estate investment people are involved in.I look forward to participating in the forum.Michael P Currie

This group has been meeting for years and attracts attendees from all over Columbus Metro. 

Church Hill is a great area, and likely to become even more popular with Stone having its operations in the area, which will likely attract even more services to the near east end.

Most are happy to attract anyone who has the membership or meeting fee and might either bring them deals on day or be a source of cash for other member's deals.
