As an actionable step today, I've been compiling my own list of targets to send yellow letters to!

Then when you compile the data of what deals made sense, cross reference that back to who the buying side agent.

A while back I saw a post that you made (I believe it was you) that stated you were working on compiling data for the area.  

Even if you could get conventional financing it would take several days to compile and submit an application package before a lender's underwriters could review it and get you approved.
