Worthwhile training is a “give and take” proposition, just like buying real estate is a “give and take” proposition. 

You’ll get an automatic 20-40% discount (tax deduction) off the rates which might make doing it yourself not worthwhile. 

I've wondered if for example it even makes sense on a NNN retail building.Maybe if your CPA can do it cheap as part of their tax return service fee for you.Hopefully just your normal straight line depreciation is the way to go, but check with your CPA and see if they think it is worthwhile for you.   

My other thought is that it's actually really hard to compound your net worth, because you have to put it all (or most of it) at risk to achieve worthwhile returns.

There are two factors that I believe are what has most contributed to it being worthwhile. 1.

I think that could be worthwhile if the attic could have a kitchen and bathroom added.

For those with an existing property portfolio, leveraging existing assets or equity can be a worthwhile consideration. 

The rich get richer, and the poor get poorer, and not a single worthwhile word of any authority was ever said in my home and or my school about how someone who is broke might stop being broke, and why that could be a worthwhile life goal.
