If you market a REAL deal, you will have buyers come out of the woodwork tripping over each other to give you cash for it.

This is not from any referral from someone you already have some rapport with.How do we pull these mysterious people "out of the woodwork" and get them to "Show Me The Money, Jerry!"

Very basic 2 story 3 bedroom 1 bathroom units (2 mini houses on 1 parcel of land) so the main things to update were paint, counters to granite, made the cabinets look better with wood work and paint.

I've got all sorts of off the wall skills (wood working, tile, welding, auto repair, computer/network, electrical, ...etc), which I know is going to be my greatest strength while also causing me to struggle with hiring help.My wife and I bought for 160 in north Austin, and sold for 260 after doing some serious bathroom/bedroom/kitchen remodels.  

During the demo some wood work was destroyed and ruined. 5 weeks basically for a half paint job and some demo.

The tile, the kitchens, the wood work, the paint, the light fixtures.... all work I did.

These days, if I'm not reading about real estate, I use my free time to pick up new hobbies (SCUBA, woodworking, hobby electronics, HAM radio), tinker in the garage, work out, and of course play with my son. 

I don't actually paint but I do have a hobby (woodworking) and what I make might potentially be used in staging or even be left behind with the sold property for the new owner.

The mistake actually turned out to be a blessing in disguise as a test balloon that had buyers coming out of the woodwork. 

All the woodwork is painted.
