I'm also not afraid to charge market rent even in the winter time or wait an extra week to rent something out in order to get a good tenant.

However I definitely don't want a winter time vacancy, both because of marketplace consideration and also vacancy cost (have to winterize property, make sure pipes are running, pay for heat, etc) so I'm going to let them stay at the current rate until April or May, and then raise it probably 150 if they stay as is, otherwise they'll leave and I'll do renovation and hopefully have it ready to re-lease in time for the more competitive spring/summer market.

The place is growing, but it still looks desolate, streets are mostly without asphalt, people just go there mostly on winter time from the north for vacation, so the town is pretty quite on summer time, and looks like renters does not stay long.
