They are very reliable and even hire somebody to do it when they are away on vacation during the wintertime.

Winter time tend to have fewer inventory, somewhere between 5 to 12 houses.  

I'm also not afraid to charge market rent even in the winter time or wait an extra week to rent something out in order to get a good tenant.

However I definitely don't want a winter time vacancy, both because of marketplace consideration and also vacancy cost (have to winterize property, make sure pipes are running, pay for heat, etc)  so I'm going to let them stay at the current rate until April or May, and then raise it probably 150 if they stay as is, otherwise they'll leave and I'll do renovation and hopefully have it ready to re-lease in time for the more competitive spring/summer market. 

It has been on one NG boiler to heat the whole building during winter time.

There's a lot of crazy subtext in this part of the proposal but it seems like a service like Zillow screening will benefit the most from this.Limiting the use of eviction records to 5 yearsA ban on most winter-time evictions from Dec. 1 to March 31, and limits on late-charges for rent. 

In prior years I have receives monthly requests from what we call "Snowbirds" looking to get away from the frosty northern states in the winter time.  

The place is growing, but it still looks  desolate, streets are mostly without asphalt, people just go there mostly on winter time from the north for vacation, so the town is pretty quite on summer time, and looks like renters does not stay long. 

If it means that you are on hold till winter time when prices start to fall then wait it out. 

The wintertime is nice to get the snowbirds that like to rent for 1-3 months at a time year after year.
