The prior, new tenant turned on the utilities a day before moving in and the laundry room valves were wide open, flooding the home. 

Right now most markets, it's wide.

You have to grow your portfolio wide before you grow it deep.

I’d definitely recommend talking to a CPA who can run your exact numbers and make sure you're thinking of all the angles.

I think the key with MTR is gauging the market and casting a wide, but calculated net at first.
