In my opinion, in many cases it’s better to invest in a property that costs less and is a bit under decorated - then hire a really good decorator to upgrade at least a few rooms for the unique,  “wow” moment in photos.

I do manage the books for a couple of my own businesses that are under the main business. 

They are a husband and wife team operating under an LLC, so I assume it was easier to go after me (property owner).

The closed sales price (if it is recent, hopefully under 6 months) will be a good indicator of value for you.

Under contract but these buyers are getting a great home, great location, for a good price.

That will cost us about $4.8K out of pocket (our insurance deductible under our Rental Dwelling policy). 

The restaurant going under is definitely the biggest risk.
