During a recent severe storm the staircase was weakened and fell apart. 

I have been apart of/acted as broker for ownership groups that have so much tension and lack of communication, that by the time everyone can agree on a given issue (say...agreeing on the extent of buildout they are willing to counter-offer a prospective tenant who has submitted an offer to lease)...that tenant has usually moved on, leaving their space vacant for additional time.This can all be avoided very easily, but when lines of communication weaken...the bottom line usually follows suit.  

Turns out there is a belly in the main line and a weakening where roots are entering the line.

Usually I am the type of person that has been chronically late, fickle about my interests and goals, prone to procrastination, and generally weak in matters of will power; and I realize that this admission might weaken my chance of working with those who read this should I not succeed in the near future, but I am posting this in part for those who might be or might have been in the same position.

Weakened structure?

Then you have normal winter quarter flattening/weakening.  

The market is only going top weaken as time goes on and interest rates rise.

While conventional bank financing is likely the lowest cost loans for a RE transaction, it also comes with the longest time to approve, the most paperwork, the most documentation, and weakens your offer due to the fact that it is subject to you obtaining financing.
