Since most people who are not actively seeking a sale are not motivated to sell at anything other than a top of the line price, this is going to be a numbers game of x thousands of contacts for every potentially doable deal.  

I now know what is actually a “red flag problem” and what can wait months, years, or indefinitely to repair.

Step 4: Do a contract with the builder, order an appraisal to make sure the numbers work for the build, wait for the home to be built.Step 5: Close once the builder has a CO!

Even if it were possible to wait it out and do a "gotcha" at the end, that's just not how I want to treat anyone. 

They have an internalized system where instantly a person has thousands of potential end buyers for a "lead" coast to coast.

Also, what if you spend thousands of dollars on a brand-new DADU, only to have the seller reaqcuire the house?

Did you go the DSCR route for the refi or did you wait 12 months to do conventional?

Someone messaged me months ago and told me to quit spilling the beans on the whole build and to wait until it’s done/sold before I discuss anymore numbers.

Legitimate lenders may charge a small application fee (around $250) to verify you’re serious, but if someone’s asking for thousands with no real intention of closing, that’s a huge red flag.On a more positive note, there are creative financing approaches out there.

Even if I were found guilty, the cost would be in the thousands, not in the millions.
